Resort Concept Design & Project Management

We design resorts that belong where they are built.

P&J Ventures works with landowners, developers and investors to create sustainable resort destinations rooted in the local landscape, culture and community — from concept through to operating business.

From a piece of land
to a resort that operates.

Many people have the land, the budget and the vision. Very few have the knowledge to turn those three things into a functioning resort business. We bridge that gap.

01
Resort Concept Design
Site-specific design rooted in the natural environment. Every concept is built around the land, not placed on top of it.
02
Project Management
Full advisory project management from groundworks to handover. UK construction standards applied wherever the project sits.
03
Community Integration
We build with local communities, not around them. Local employment, local supply chains, local knowledge.
04
Business Setup & Licensing
Through our partner network, clients access compliance, licensing and operating structure support from day one.

Mountain Springs Resort

Our own resort development in the mountains of northern Thailand, built to the same standards we apply to client projects. We did not just design a concept. We are building it.

Natural site integration
Designs follow the land
We build around trees, not through them. Every structure follows the contours of the natural environment.
Community income
Local from day one
Local labour, local materials, local food supply. The community benefits before the resort opens.
Wellness & experience
The experience is the product
Muay Thai gyms, mountain trails, cultural programming. Experiences that cannot be replicated elsewhere.
Responsible growth
Phased development
No overbuilding. The environment is the asset. Protected through phased, demand-led growth.

"There is a growing market of travellers who want more than a beach resort. They want altitude, wilderness, culture and authentic community. Nobody was building for that market. We decided to be the ones who did."

Our Story

Two men.
One vision.

Building the case for sustainable mountain resort development — from a construction site in England to the forests of Doi Inthanon.

Current Project · Doi Inthanon, Chiang Mai · Thailand's Highest Mountain

Perry Sutton and Jui Suka met on a construction site in England. One left a village deep in the forests of Doi Inthanon and never stopped thinking about what it could become. The other saw a market the resort industry was ignoring. They came back to build the proof.

A construction site in England.
A mountain village in Thailand.

Perry Sutton spent over fifteen years in the UK construction industry, progressing from site labourer to senior site manager. Jui Suka grew up in Ban Huai Hoi, a village on Doi Inthanon. They found common ground: the same standards, the same work ethic, and the same view that mountain destinations with strong natural landscape were among the most underserved resort opportunities in the world.

"The southern islands are overcrowded and overbuilt. There is a growing market of travellers who want altitude, wilderness, culture and authentic community. Nobody was building for that market. We decided to be the ones who did."

Perry Sutton · Co-Founder

"I grew up in Ban Huai Hoi on Doi Inthanon. I know this land and these people because it is where I come from. Building Mountain Springs is about giving something back to the village that raised me."

Jui Suka · Co-Founder

Mountain Springs proves the model.

P&J Ventures was not formed to build one resort. It was formed to develop a repeatable approach to sustainable resort development in locations with strong natural landscape, deep community roots and an underserved market of experience-led travellers.

Our Concept

Every resort starts
with the land it sits on.

The landscape, the community, the culture and the climate are not constraints to work around. They are the concept.

Four principles that guide every concept we produce.

Most resort development starts with a product brief and looks for a location to fit it. We work the other way. The location defines the product.

01
Work with the land
The natural environment is the asset. Every design decision starts with what the land offers. We do not clear, flatten or impose.
02
Community income from day one
Local employment, local supply chains and local knowledge are built into the concept before construction begins.
03
Experience over amenity
Guests come for something they cannot find elsewhere. A Muay Thai gym in the jungle. A natural spring pool. The experience is the product.
04
Build in phases
A phased development plan protects the environment, manages capital risk and allows the business to grow in line with demand.

A complete concept package.
Ready to build from.

P&J Ventures takes projects from initial concept through to a fully operational resort. Concept design, construction management, licensing and business setup — handled end to end by people who have done it themselves.

01
Site Vision
A clear statement of what the resort is, who it is for and why this location makes it possible.
02
Experience Design
The guest experience defined in detail. Accommodation, shared spaces, activities, wellness and cultural programming. Specific to this location.
03
Community Integration Model
How the resort connects to and benefits the local community. Hiring structure, supply chain, cultural partnerships.
04
Sustainability Framework
Environmental commitments built into the design. Land use, water, waste, energy and protection of natural features.
05
Phased Development Plan
A sequenced build plan that prioritises income-generating infrastructure first and manages capital across phases.

"We do not hand over a document and walk away. We see every project through from the first site visit to the day it opens — concept, planning, construction oversight, licensing and operations setup."

Perry Sutton · Co-Founder

Live proof of concept.
Mountain Springs, Doi Inthanon.

Every principle we apply to client projects is being tested on our own. Before we ask a client to trust our concept, we built one ourselves.

Site Vision
Family-focused mountain retreat
A clear guest profile from day one. Couples, families and experience-led travellers from Europe. Not competing with beach resorts.
Experience Design
Muay Thai gym in the jungle
A traditional Muay Thai training facility built into the mountain landscape. An experience that cannot be replicated without this environment.
Community Integration
Ban Huai Hoi village workforce
Every hire at Mountain Springs comes from the village first. Local labour, local food suppliers, local knowledge.
Sustainability
Natural spring-fed pool
The pool uses the natural spring on site. A-frame structures follow the land contours. No clearing of mature trees.
Phased Development
6 units operational, 4 to follow
Income-generating bungalows built and licensed first. Pool complete. Gym under construction. Capital managed across the build.

The concept works wherever the conditions are right.

P&J Ventures works with clients anywhere in the world. The principles that guide our concepts apply equally in the mountains of northern Thailand, the highlands of Borneo or the rural interior of any country with underserved natural landscape.
